Q: How will you communicate with me?
A: We believe in prompt, thorough communication with owners. You can contact us
by telephone, email, or your online portal. In addition to regular communication,
we’ll contact you as necessary to discuss extreme maintenance needs, evictions,
applications, lease renewals, and notices to vacate.

Q: How do I pay my management fees?
A: We make it easy. Your management fee will be deducted from the rent we collect.

Q: Can I enter my property when a tenant is there?
A: We don’t recommend it. Once your property is leased, the tenant has a legal right
to 48 hours of notice before we enter the property. Unless there is an emergency,
owners and property managers should not enter an occupied property without notice.

Q: How do you handle security deposits?
A: Most of our security deposits are the equivalent of one month’s rent. Once collected,
we send that money to the owners to hold. You cannot disburse that money until after a
tenant has vacated. At that point, you have 30 days to provide an accounting to the tenant
for any funds you will withhold from the deposit. You have 45 days to return the money,
minus any funds withheld for verifiable damage.

Q: Can you pay my monthly bills for me?
A: Yes. Our accounting system allows us to pay property related bills such as utilities and
vendor invoices, as long as your account holds the necessary funds. We cannot pay your
mortgage or HOA dues.

Q: What about evictions?
A: Evictions are rare because we have a detailed and thorough tenant screening process. If a
tenant needs to be evicted, we take care of the legal process for you. We send notices, follow
up with tenants, and file the necessary court documents. Most evictions cost around $1,000.
